CAN/ULC-S536 Annual Fire Alarm Inspections

If your building has a fire alarm system, it has to be inspected and tested every year. In Canada, that inspection is governed by CAN/ULC-S536, the national standard for the inspection and testing of fire alarm systems, which is referenced by the National Fire Code (Alberta Edition). A proper S536 inspection is far more than triggering a few devices. Every applicable component of the system must be inspected, tested, documented, and reported on according to the standard.

For property owners and managers, the annual S536 inspection is what demonstrates compliance during an audit, satisfies your insurer, and, most importantly, confirms the system will actually perform in an emergency.

What a CAN/ULC-S536 Inspection Covers

Our technicians inspect and test all applicable components, which can include:

R

Fire alarm control panels and transponders

R

Smoke, heat, and carbon monoxide detectors

R

Manual pull stations

R

Horns, speakers, strobes, and other notification appliances

R

Batteries, power supplies, and standby power, with load and functional battery testing

R

Monitoring and communication circuits to the signal receiving centre

R

End-of-line devices, isolation, and circuit supervision

R

Ancillary functions such as elevator recall, door holders, magnetic locks, and smoke control

How Often Inspections Are Required

Most commercial, institutional, and multi-family buildings require a complete inspection and test every 12 months under CAN/ULC-S536. That’s in addition to the periodic visual checks your on-site staff should log monthly. Newly installed or modified systems also require a one-time verification to CAN/ULC-S537 before they’re placed in service.

Frequently Asked Questions

How often does my fire alarm system need inspection?

Most commercial, institutional, and multi-family buildings in Alberta require a complete inspection and test every 12 months under CAN/ULC-S536, plus monthly visual checks logged by on-site staff.

What's the difference between an inspection and a verification?

An annual inspection (CAN/ULC-S536) confirms an existing system still works. A verification (CAN/ULC-S537) is a one-time check required after a new system is installed or an existing one is modified, before it’s placed in service.

Will occupants hear alarms during testing?

Usually, yes. Notification devices are tested as part of the inspection, so we coordinate with building management to provide advance notice and reduce disruption.

What happens if you find deficiencies?

Deficiencies are documented in your report and reviewed with you. Because we’re a full-service contractor, we can also complete the corrective work, so you don’t need to bring in a second company.

Can you service a system another company installed?

Yes. We inspect, test, and repair systems regardless of who originally installed them.

Do I receive documentation after the inspection?

Yes. You receive a detailed report in the required format, suitable for the AHJ, your insurer, and your records.
